SOS Rentals

Smarter Rental Management. Better Control. Less Administration.

Managing a rental property involves far more than collecting rent.

SOS Rentals brings rental administration, utility management, property inspections and maintenance coordination together in one connected service.

We help property owners protect their investment, maintain better visibility over payments and property condition, and provide tenants with a clear and professional point of contact.

Rental Management Connected to Your Property’s Utilities

SOS Utility Solutions already helps property owners manage prepaid electricity, water consumption, billing and collections.

SOS Rentals extends this support by helping owners manage the wider rental process.

By connecting rental administration with SOS’s smart sub-metering technology, property owners gain a more complete view of:

  • Monthly rental payments
  • Electricity and water usage
  • Outstanding tenant balances
  • Property inspections
  • Maintenance requirements
  • Tenant-related damage
  • Communication and payment history

Instead of dealing with separate rental, utility and maintenance providers, owners can manage everything through one coordinated service.

What SOS Rentals Can Manage

Rental Collection and Payment Monitoring

SOS monitors rental payments, records amounts received and identifies overdue balances.

Where payment is outstanding, the tenant can be contacted through a clear, documented process.

Tenant Onboarding and Administration

SOS assists with tenant documentation, account setup, utility information and the administration required at the beginning of the rental period.

Utility Sub-Metering

Electricity and water usage can be managed through SOS’s sub-metering systems.

SOS does not replace municipal meters or municipal services. Our solutions operate through approved property sub-metering arrangements.

Arrears Management

Where agreed in the signed lease and permitted by applicable law, approved outstanding amounts may be recovered through the prepaid electricity vending system.

The tenant receives notice and a breakdown of the amount before recovery begins.

Quarterly Property Inspections

SOS can inspect the rental property every three months, subject to reasonable written notice and access arrangements with the tenant.

The property owner receives feedback on the condition of the property and any maintenance that may be required.

Maintenance Coordination

When maintenance is identified, SOS can obtain quotations and submit them to the property owner for approval.

No non-emergency work is authorised without the owner’s approval, unless otherwise agreed in writing.

Tenant-Caused Damage

Where damage is confirmed to have been caused by the tenant, occupants, visitors or pets, the cost may be allocated to the tenant in accordance with the lease and supporting evidence.

Owner Communication and Reporting

Property owners receive clear information about payments, outstanding balances, inspections, maintenance requirements and matters requiring approval.

A More Controlled Way to Manage Outstanding Amounts

Unpaid rent and property-related charges can create significant pressure for landlords.

Where the lease permits it and the required process has been followed, SOS’s smart prepaid system can assist with recovering approved outstanding amounts.

How the Process Works

1. An Amount Becomes Overdue

This may include unpaid rent, approved utility charges, tenant-liable maintenance or documented damage.

2. The Owner Authorises Recovery

Only the landlord or authorised property owner may instruct SOS to load an approved outstanding amount onto the system.

3. The Tenant Is Notified

The tenant receives written notice by email or WhatsApp, including the amount owed, the reason for the charge and when recovery will begin.

4. The Amount Is Recovered Gradually

When the tenant purchases prepaid electricity, an agreed portion of the payment may be allocated towards the approved outstanding amount.

The allocation is structured so that a portion of the purchase remains available for electricity. The exact allocation depends on the owner’s instruction, the signed agreements and applicable requirements.

Tenants may also settle the outstanding balance directly into the nominated SOS bank account.

Important: Recovery through the prepaid vending system is only used where it is included in the relevant agreements, properly authorised, communicated to the tenant and permitted by applicable law.

Our Rental Management Process

1. Property and Service Assessment

We establish the property type, location, existing meters, rental arrangement and level of support required.

2. Tailored Rental Management Proposal

SOS prepares a proposal based on the number of units, existing infrastructure and services the owner requires.

3. Agreements and Tenant Setup

The required owner mandate, rental documentation, tenant information and utility accounts are completed.

4. Monthly Management

SOS monitors rent and utility payments, communicates with tenants and records relevant account activity.

5. Quarterly Property Inspections

The property is inspected every three months, with the necessary notice and access arrangements.

6. Maintenance and Owner Approval

Maintenance concerns are reported to the owner, quotations are obtained where required, and approved work is coordinated.
